Market Value of Timberframe Home? - 02/08/05 05:27 PM

Any suggestions on how to price a timberframe home? We're putting ours on the market, and there are no comparable homes in the area, other than stick-built homes. Our home is hand-cut, not from a kit, yellow pine, 8 years old. We also have a large timberframe barn on the property, same specs.

i was speaking with a realtor in my area and he thinks it is comparable to a well built log home or maybe even a little higher escpecially if you used the sips.he used to build timber frame homes so maybe hes a little biased?hope this helps.

There a many ways to price a home for sale. In most markets the time of year not only has a bearing on price but how quickly it will move.
When there are no comps to use for an asking basis try this:
Take the 3 most recent high dollar sales in your market. Calculate the price per sq ft for each.
Then add them and divide by 3. Multiply this nr by your sq ft and see if the $$ are acceptable.
Location and the barn may contribute to inflating the price even more. A motivated buyer seeking a well crafted timber frame will pay a premium price but these folks are hard to find.
Advertise in Scantlings and any wood trade publications you can find. Advertise in the TF magazines.
