Hi - I'm trying to get some suggestions on how to best convert a small (12x20) post and beam barn into usable living space. I've included a link to some pictures at bottom of this post. Some of the original siding needs to be replaced, and I'd like to keep as much of the interior exposed as possible, so my thought was to insulate on the outside with rigid foam, firring, then new cedar clapboards. I know window and door details will be a challenge, but I have a generous overhang on all sides, so I should be able to incorporate this siding sytem into soffit and ridge vents. The barn is mid 1800's, and mostly original, except for a tile floor, some wiring, windows, and a door.

Any ideas or suggestions are welcomed and appreciated

You will need to check with your building inspector or code officer to see if they will permit you to convert that space. As I recall the foundation tends to be a sticking point for starters.

My understanding on that point is that with the absence of plumbing, and a permanent heat source, it is not considered true "living space", but more of a "three season porch". I will certainly double check that, though.

Don,

You might want to look into Nudura. They are making 4x8 sheets of 3.5 or 2 inch blue board foam, with strapping molded into it 16 on center. It's was wicked cheap 1.07 a sq ft, but I heard from the rep that they're jacking up the price 20%. I'm using the stuff on my barn/shop we'll see how it works.
