We are in the process of doing some repairs on our 1853 bank barn. Over the years the left side of the rear basement wall has been bulging out and forward. A month or so ago it let loose and collapsed. The floor beams were not fastened to the rear sill and inturn moved foward with the wall. The front sill was also very rotten and not really holding much anymore. We have a replacement cut but need to get the floor beams pulled back so that the new one will go into place. There are about 6 floor beams that are forward. The farthest one is 3.75 inches forward. Does any one have any ideas or experience with pulling them back into place?
Any help would be appreciated
Thanks

Chris Becker

Hi Chris, I have lots of experience (34 yrs) and will have specific ideas if you can post some pics, or if I could see your barn and its foundation.
I may be in Bethlehem PA this Sunday delivering an Aussie puppy. Three Aussies of mine are already living in your area with their human families. See www.karriaussies.com
Get in touch w me if you'd like to talk about your barn, or post some pics here to get feedback and ideas from lots of people.
Have you built your Pavillion yet?

Chris:
In photo barn repair 18 you show a sill beam that appears by the bark to be a locust beam.
If it was me, I would have taken a minute and removed the bark from that beam, as bark tends to attract bugs...
But maybe that's just me....

Whatever you do, have fun doing it!

Jim

Yes it is locust. I agree about the bugs. I do plan to remove the bark before the project is complete.

Can't really tell from the photos what all is going on there -

What is carrying the joists ? And how do they interact with it, just friction ?

Is there anything more than the decking and its nails likely to resist the pull ?

Are there suitable anchor points on the opposite side of the barn ?

What do you have for pullers ?

I posted some more pictures.
http://sites.google.com/site/cbeckerssite/

Pic 001 (taken facing south) is the back(bank side) left of the barn
002 is the excavated hole down to where the wall collapsed
007 is the rotted rear sill still in place
018 is the new locust sill being slid into place
034 is what is left of the scarf joint in the front sill
P9050084 (taken facing west) shows the locust sill in place and the gaps between the floor beams and the sill, the threaded rod was the first attempt at pulling but it ended up just pulling the sill in
036 is the front sill (barn yard side) where it rests on the short front wall of the barn (taken facing south)
045 is the front southeast corner of the barn
052 is the front sill being removed after it was jacked up and secured
067 (taken facing east)is a string showing how far the floor beams are forward, the one that is farthest foreward is the one that supports the ladder seen in
P9070103 which are the two middle posts in bent #2
068 is a close up from the bottom of that floor beam and the bottom of the front post of bent #2
P9070095 is a pic of the rear post of bent #2 where is sits on concrete and where we joined in the new rear sill and supporting timber ont top of it, the gap between the concrete and the end of the floor beam seen there is how far it has slid forward
P9070103 shows the ladder and how it has sagged
P9070106 shows the center beam that supports floor beams the post you can see right next to the lightbulb is directly under the ladder in the previous pics
P9070116 is a pic looking east across the front of the barn and how it bows from the forward movement of the beams

Hope these descpritions help to clarify things

Let me know if you have any other questions

I have more pics to post as well

We have made some progress on getting the foundation secured and leveled. This is a link to all of the pictures I have taken so far. They are in chronological order. We figured out with a transit that the east sill is down from 2 inches on the north side to 4 inches down on the southeast corner. I still have not been able to figure out how to post the pictures in the message.
