I posted this question on the design forum but will try it here also. We will be building a timber frame/stick frame hybrid home for a client soon. I would like to utilize an ICF basement foundation under the timber frame section but am getting some resistance from the architects on the project. The anticipated problems are with the seismic hardware connections between the ICF wall and the timber frame posts and the SIP's. The architect feels that the 2 1/4 inches of foam at the outside of the form will entail a difficult a difficult hardware detail. Here in the Pacific NW we have to deal with some unreal engineering scenarios because of the earthquake potential and wind loading. Anyone have to deal with this stuff before? I would like to show the architects that this will work. I can provide more details if need be. Thanks in advance.
